
OUR DESIGN PROCESS
"Lolio Architect" is a boutique design firm. Bob Lolio is the sole architect/designer, and he works on every project from inception to completion. He is selective choosing the projects he takes on so that he can dedicate the necessary time to perfect each one.
INTITIAL MEETING:
During our first meeting, we will take the time to get to know each other, discuss the details of your property and your project needs. This will allow us to gather all the necessary information to write and provide you with an accurate design proposal.
SCHEMATIC DESIGN
We usually begin the project by organizing a kick-off meeting. We suggest you bring photos of house exteriors you like, as they will help us understand your preferred design aesthetic.
After the meeting, we will start working on a zoning and building code review for your lot. This will help us optimize the potential of your unique lot while conforming to town requirements.
When completed, we will set up a meeting to review the site plan with footprint/zoning requirements, schematic floor plans, and schematic elevations.
DESIGN DEVELOPMENT
During this phase, we will work in collaboration with the homeowners to further develop plans and elevations. Wall sections, details, and material selections will be identified. To ensure that the final design/layout of the home meets the homeowners' expectations, meetings will be held with them as needed or requested. Once the design is finalized, the homeowners will sign off on the design before we move to the next and final phase, construction documentation.
CONSTRUCTION DOCUMENTATION
In this phase, we will create detailed construction drawings that will provide you with all the necessary information you need to obtain bids from contractors, acquire building permits, and be used by your selected contractor to construct the project.
A complete set of construction plans includes the following: General Notes, Plot Plan & Zoning Information, Demolition Plan (if required), Foundation Plan, Framing & Structural Design, Floor Plans, Schematic Electrical Plans, Elevations, Building Sections, Wall Sections, Miscellaneous Sections & Details, and Energy Code Analysis.
